Minnesota Relocation Checklist

Your complete timeline for moving to the Twin Cities β€” from 6 months out through move-in day. Print it, use it, check things off as you go.

How to use this checklist: Work through each phase in order. Some items are time-sensitive (like school enrollment) β€” pay attention to the timing notes. Not every item applies to every family β€” adapt as needed for your situation.

6 Months Before Your Move

Book a free consultation with a Minnesota relocation specialist
Start here β€” a 30-minute call will save you months of confusion and help you avoid the most expensive mistakes.
Narrow your suburb shortlist to 2–3 options
Based on: commute, school priorities, lifestyle, and budget. Don't skip this step β€” picking the wrong suburb is the most common and costly relocation mistake.
Research Minnesota school districts
Top districts: Eden Prairie, Edina, Minnetonka, Wayzata, Roseville, Mounds View. Open enrollment deadlines are typically January–February for the following fall.
Get pre-approved for a Minnesota mortgage
Work with a lender familiar with out-of-state purchases. Understand contingency sale options if you need to sell your current home first.
Research Minnesota cost of living vs. your current state
See our state-specific guides: California, Texas, Arizona, Illinois, Florida. Factor in income tax, property tax, and insurance differences.
List your current home (if applicable)
Work with a trusted local agent. Coordinate the timeline so you're not carrying two mortgages or scrambling for temporary housing.
Research moving companies and get 3 quotes
Long-distance moves average $4,000–$10,000+ depending on distance and volume. Book early β€” summer is peak season and availability fills fast.
Research Twin Cities neighborhoods and home styles
Many suburbs have 1950s–1980s ramblers, split-levels, and 2-stories. Newer construction is concentrated in suburbs like Maple Grove, Lakeville, and Woodbury.

3 Months Before Your Move

Begin active home search with your Minnesota agent
Schedule video tours, virtual walkthroughs, and if possible, a 2–3 day visit to see neighborhoods in person.
Tour your target suburbs in person (if possible)
Drive them at rush hour. Visit the grocery stores, parks, and local spots. Walk the neighborhoods. Eat at the restaurants. The real character of a suburb only shows up in person.
Contact school districts about enrollment timelines
Elementary, middle, and high school enrollment processes vary by district. Contact the district office directly for transfer and enrollment paperwork.
Research Minnesota homeowners insurance
Get quotes from 3+ carriers. Average $1,800–$2,500/year for a $400K home. Much lower than Texas, Florida, or California coastal rates.
Make an offer on your Minnesota home
Work with your agent on contingency language if your current home isn't sold yet. Inspect immediately after acceptance.
Research winter gear needs
Budget $300–$600 for: quality winter coats, boots, hats, gloves for the family. Don't underestimate this β€” Minnesota cold is real.
Research vehicle needs for winter driving
All-wheel drive or snow tires are strongly recommended. Many Minnesota drivers have a dedicated set of winter tires (not all-seasons).
Update your budget for Minnesota expenses
Factor in: higher heating bills (natural gas avg $150–$250/month in winter), snow removal service ($250–$500/season), and slightly higher grocery costs.

6 Weeks Before Your Move

Confirm moving company, date, and logistics
Reconfirm everything in writing. Understand their cancellation and delay policies. For long-distance moves, delivery windows can span several days.
Notify key parties of your address change
Employer, bank, investment accounts, insurance carriers, subscriptions, USPS mail forwarding. Use USPS.com for mail forwarding setup.
Transfer or close local memberships and subscriptions
Gym, clubs, local services. Cancel utilities, landscaping, cleaning services at your current address.
Research and contact Minnesota doctors, dentists, pediatricians
Major healthcare systems in the Twin Cities: M Health Fairview, Allina Health, Hennepin Healthcare, Mayo Clinic (Rochester), HealthPartners. New patient waits can be 2–4 months β€” start early.
Transfer medical records from current providers
Request records for all family members including vaccination records for school enrollment.
Research Minnesota car insurance
You'll need to update your car insurance policy within 60 days of establishing residency. Minnesota is a no-fault insurance state β€” understand what that means for your coverage.
Begin decluttering and packing non-essentials
Moving is the best time to downsize. Consider donating, selling, or discarding items you haven't used in 2+ years. Moving companies charge by weight and volume.

2 Weeks Before Your Move

Confirm closing date and remote signing logistics
Ask your title company about remote notary options (available in Minnesota). Coordinate wire transfer of closing funds at least 48 hours before closing.
Set up Minnesota utilities before arrival
Electricity: Xcel Energy (most of metro). Gas: CenterPoint Energy. Water: local municipality. Set up accounts online before your move date.
Arrange internet service at your new home
Major providers: Comcast Xfinity, CenturyLink/Quantum Fiber, Consolidated Communications. Schedule installation for move-in day or sooner.
Pack an "essentials box" for the first 48 hours
Toiletries, medications, phone chargers, kids' essentials, coffee maker, a few days of clothes, bedding, paper plates and utensils. Label it clearly and keep it accessible.
Notify close contacts of your move date and new address
Friends, family, professional contacts who send physical mail.
Photograph your current home before vacating
Document the condition of every room for your security deposit (if renting) or personal records.

First Month in Minnesota

Get your Minnesota driver's license (required within 60 days)

Register your vehicles in Minnesota (required within 60 days)
Minnesota vehicle registration fees are based on the vehicle's value and age. Budget $200–$600 depending on your vehicle. Done at the same DVS office.
Minnesota allows same-day registration at polling locations β€” very easy. You can also register online at mnvotes.sos.state.mn.us.
Enroll children in school
Bring: immunization records, birth certificate, proof of residency, and any special education or IEP documents from previous schools.
Update your home insurance to a Minnesota policy
Your new homeowners insurance policy should be active on your closing date. Confirm coverage levels are appropriate for Minnesota weather risks (hail, wind, ice dams).
Explore your new neighborhood
Find: nearest grocery store, pharmacy, urgent care, gas stations, parks, coffee shops. Download the Nextdoor app for neighborhood community connections.
Purchase winter essentials (if moving in fall/winter)
Ice scraper + snowbrush for the car. Snow shovel or snowblower for the driveway. Good sidewalk ice melt. These are non-negotiable in Minnesota.
Update your will, estate documents, and beneficiaries to reflect Minnesota residency
Consult with a Minnesota estate planning attorney. Laws vary by state and your documents may need updates.
File as a Minnesota resident on your next tax return
Minnesota taxes apply from the date you established residency. If you moved mid-year, you may need to file part-year returns in both states. Consult a CPA familiar with multi-state tax situations.
