Apple Valley sits comfortably in the south metro โ established, family-oriented, and with a handful of genuine assets that set it apart from neighboring suburbs. At around 55,000 residents, it's large enough to have real infrastructure but not so large that it loses community feel. And its median home price makes it one of the more accessible entry points in the metro for families who want good schools and established neighborhoods.
The Minnesota Zoo
This deserves its own section because it genuinely shapes life in Apple Valley in a way that zoo proximity doesn't in most cities. The Minnesota Zoo is one of the top-ranked zoos in the country โ 500 acres, 4,500 animals, strong conservation programming, and rotating exhibits that bring national-caliber content to the suburbs. Annual membership for Apple Valley residents is popular and makes it a genuinely frequent outing, not just an occasional trip. Summer concerts at the zoo's amphitheater (the Minnesota Zoo Amphitheater hosts major touring acts) are a community institution.
If you have kids, the zoo is a real, recurring quality-of-life asset โ not just a "nice to have nearby" checkbox.
ISD 196 Schools
Rosemount-Apple Valley-Eagan (ISD 196) is one of Minnesota's largest school districts, serving the Dakota County south metro area. Apple Valley is served by two high schools: Apple Valley High School and Eastview High School โ both solid, large high schools with strong athletics programs, comprehensive AP offerings, and high graduation rates.
The district as a whole performs consistently in the top quarter of Minnesota districts statewide. Individual school quality varies by building โ at the elementary level particularly, knowing which specific school your address feeds into matters more than the district average. That said, the overall quality floor is high across ISD 196.
Cobblestone Lake
One of Apple Valley's most distinctive neighborhood assets is Cobblestone Lake โ a planned community in the city's south end built around a man-made lake with trails, retail, and a neighborhood design that creates more of a walkable experience than most suburban Minnesota communities offer. Restaurants, a coffee shop, and neighborhood-scale retail are within walking distance of homes in the development. It's not a dense urban neighborhood, but it's one of the more intentionally planned suburban developments in the south metro.
Cobblestone Lake homes range from townhomes starting around $350K to single-family in the $430Kโ$580K range depending on size and lakeside position. The community has strong HOA management and consistent upkeep.
Lebanon Hills Regional Park
Shared with neighboring Eagan, Lebanon Hills Regional Park is one of Dakota County's crown jewels โ 2,000+ acres of forest, lakes, trails, and recreation. Mountain biking trails (some of the best in the metro), swimming at Jensen Lake, cross-country skiing in winter, and hiking through varied terrain that surprises most newcomers expecting flat Minnesota. For outdoor-oriented families, having this size of natural park as a neighborhood amenity is significant.

Central Apple Valley (Established)
The core of the city โ 1970s through 1990s construction on established lots with mature trees. $310Kโ$420K range depending on size and condition. Classic Minnesota suburban neighborhoods: cul-de-sacs, ranch and two-story homes, two-car garages. Some homes have been well-maintained and updated; others need work and are priced accordingly.
Cobblestone Lake (South Apple Valley)
As described above โ newer, planned, lake-centered, $350Kโ$580K. More intentional design than most suburban neighborhoods, with actual walkability to some services and a stronger sense of community around shared outdoor spaces.
East Apple Valley (Near Eagan Border)
Mixed housing including some newer townhomes and single-family at $330Kโ$460K. Good access to Cedar Avenue corridor and Lebanon Hills. Slightly more commercial-adjacent than west Apple Valley neighborhoods.
Commute and Connectivity
Apple Valley's Cedar Avenue corridor is one of the south metro's main north-south arteries, and the Red Line Bus Rapid Transit (BRT) runs from Apple Valley directly to the Mall of America and MSP Airport โ one of the few true transit connections in the south metro. For commuters to those destinations, this is a genuine asset.
